New launch vs resale condo: which should you buy in 2026?

Price and stamp duty

New launches are priced by developers at a premium, but you pay stamp duty only on the purchase price at each progressive payment stage, spreading the outlay. Resale units may offer more negotiating room but require full payment sooner.

Timeline

New launches have a construction period of 3–5 years before TOP. If you need to move in soon or want immediate rental income, resale is the better option.

Condition and fittings

New launches come with fresh fittings, warranties, and modern layouts. Resale units may need renovation but give you the chance to inspect exactly what you are buying.

Investment angle

Historically, new launches in well-located sites have delivered capital appreciation from launch price to TOP. However, this depends heavily on site selection, timing and market conditions.
